Real money spent on marketing

- On this stretch of shoreline, does the property own down to the water, or is there a shore road allowance in between? This is not visible on a listing. An agent who works this shoreline answers by address. One who does not will guess.
- Is this home on municipal services, or on a well and septic? If it started life as a seasonal cottage, what has been winterized, and what still needs to be? Penetanguishene has more original cottages and waterfront stock than Midland. Servicing and winterization are live conditions here, not footnotes.
- How will you market this home to both English and Francophone buyers? "We can translate the listing" is not a plan. Ask what actually goes out, in which language, and where.
- Can you explain the school picture in one minute, without making it a surprise in a showing? There is currently no English-language high school in town, so English-stream high schoolers are bused to Midland. Burkevale Protestant Separate School is a genuine draw and families drive in for it. The right agent puts that on the table early.
- What is the exact property tax on this home, and how will you present it? Taxes on a similar home tend to run slightly higher in Penetanguishene than in Midland. Buyers ask. An agent who waits until the offer stage to find the number is handing the other side a late objection.
