My read for the Georgian Bay market:

1. Predictability is back. Buyers can plan with confidence when the cost of borrowing stops moving. Pre-approvals hold, budgets hold, decisions get easier. 2. Stability favours prepared sellers. Active, confident buyers reward homes that are priced and presented well. We are seeing it across Midland, Penetanguishene, Tay, and Tiny. 3. Renewals deserve attention now. Thousands of Canadian mortgages renew this year. A flat rate environment is the time to compare options, not after the renewal letter arrives.
