Selling
When a home sits on the market, sellers usually blame the price, the season, or the market. Sometimes that is true. More often, the difference between a home that sells quickly and for full value and one that lingers is not the house at all. It is what happens behind the listing. So here is exactly how I sell a home on Georgian Bay, and the system that goes to work the day you list with me.
One point of contact, a full team behind it
When you list with me, you deal with one person from start to finish: me. I price your home, guide the strategy, negotiate your offers, and manage the sale through to closing. What sits behind me is a full-service marketing operation, so nothing gets missed and you always know who to call. You get the attention of a single dedicated agent with the horsepower of a team doing the work most agents simply cannot do alone.
Your home, prepared to show its best
Great marketing starts before the camera ever comes out. Your home is professionally staged, using your own furniture, so it presents at its best in person and online. Then it is captured properly: magazine-quality photography, cinematic video, a 3D virtual tour, aerial photo and video, and accurate floor plans with measurements. Nearly every buyer starts online, so this is where a sale is won or lost. Custom feature books go out the day your home hits the market, so buyers keep connecting with your home long after the showing ends.
Buyers before your home hits MLS
Some of the strongest offers come before a home is ever public. Through a private network of active, qualified buyers, your home can soft-launch and be previewed before it reaches MLS, which brings the right buyers in sooner. And when buyers do reach out, they are answered fast, seven days a week, by phone, text, email, or live chat. No interested buyer is left waiting, and no lead goes cold.
Priced to sell, not to sit
Buyers ask two questions of every home: what is the price, and how long has it been on the market. The longer a home sits, the more buyers assume something is wrong, and the more leverage they feel they have. Days on market is the enemy of price. My approach is not to underprice your home and it is not to chase the market down with reductions. It is to price it right from the start, using recent local sold data, and then negotiate to or beyond asking.
A listing with no risk
Choosing the right agent should not feel like a gamble, so I remove the gamble. My promise is a risk-free listing: if you are ever not happy with my service, you can cancel and pay nothing. I am paid only when your home sells for a price you are happy with. That keeps me accountable to deliver, and it takes the fear out of the biggest decision in the whole process, which agent to trust with your home.
