Eight Months of Inventory Sounds Like a Warning. Here Is What It Actually Means.

Sales slipped to 164 this week, down 17 from the week before, and new listings eased to 467. On the surface that looks like a market running out of gas. It is not. It is handing buyers the wheel.

The real read

Months of inventory climbed to 8.0, the highest of the past six weeks and firmly in buyer's market territory. With 5,522 active listings on the board, buyers across Midland, Penetanguishene, Tay, Tiny, and Wasaga Beach are choosing from the widest selection they have had all summer, and negotiating from real strength.

The supply story

Both sides softened this week. Fewer homes sold and fewer new ones came to market, so active inventory barely moved, down just 36. Supply is not flooding in. It is sitting longer and stacking up, which is what pushes months of inventory higher even when new listings slow.

The bigger picture

Here is where the local number gets interesting. The Canadian Real Estate Association, in its latest national release, reported the market edging back toward balance at 4.8 months of inventory with sales ticking up. Simcoe County is running well ahead of that at 8.0 months. In plain terms, local buyers have more room to negotiate than the national headlines suggest.

A buyer's market does not mean sellers lose

This is the part the headlines miss. The average sale price held at $735,001, off a fraction of a percent. Homes are still selling at 96 percent of asking, and the typical sale is taking 42 days, one day faster than last week. Priced and presented well, the right home still moves, and it moves close to ask. What has ended is the era of naming any number and waiting.

What this means for you

Buying: This is your window. Selection is deep, competition is thin, and sellers are listening. Take the time to tour, compare, and negotiate rather than rushing.

Selling: Pricing to yesterday's market is the fastest way to sit. Price to this one, present the home sharply, and you will still find your buyer at strong terms.
