594 New Listings Hit the Market. Prices Went Up Anyway.

The obvious read

New listings jumped nearly 19% this week. Months of Inventory climbed to 7.6. If you stopped reading there, you'd call it a market tilting further toward buyers, and you'd brace for softer prices.

Except that's not what happened.

The real read

Sales held completely steady at 162, and the average sale price rose 1.2% to $747,900. Buyers absorbed a wave of new inventory without blinking, and they paid slightly more doing it. That's not a market losing steam. That's a market where demand is quietly holding its ground.

The supply story

Active listings now sit at 5,560, and at 7.6 months of inventory we are firmly in buyer-favoured territory. Buyers have more choice than they've had in years. The number that tells the harder truth is terminations: 272 listings left the market unsold this week, up 17%. Some sellers are choosing to withdraw rather than reprice. The market isn't rejecting homes. It's rejecting yesterday's pricing.

The bigger picture

CREA's newest national release landed this week, reporting that Canadian home sales climbed again in June and prices held steady month over month for the first time since early 2025, with their chief economist pointing to building momentum heading into fall. What we're seeing locally fits that pattern: demand is real, it's just selective.

A buyer's market doesn't mean sellers lose

Homes are still selling at 96% of list price, in about 41 days. Sellers who price to today's market and present well are getting results. The ones struggling are competing against their own expectations, not against buyers.

What this means for you

Buying: selection is excellent and leverage is on your side, but well-priced homes are still attracting competition. Move decisively when the right one appears.

Selling: pricing strategy is everything right now. The gap between homes that sell and homes that terminate is almost always set on day one.
