Market update
Everyone keeps asking me the same question right now. Is the market slowing down or heating up? For the week of June 15 to 21, the honest answer is neither. It's settling. And that's a more useful story than either extreme.
Sales held essentially flat, 188 versus 187 the week before.
The bigger story sits on the supply side. New listings dropped nearly 9%, the second straight week of cooling inventory growth. That pulled the Sales-to-New-Listing Ratio up to 32% and nudged Months of Inventory back down to 7.0. When new supply slows while sales hold steady, the market starts moving toward balance rather than tipping further in one direction.
I'm not the only one seeing it.
CTV News Barrie just reported on the latest Barrie and District Association of Realtors numbers and described a market that's finding its equilibrium, with prices moderating rather than falling off a cliff. That's exactly the pattern playing out week to week on the ground.
So what does equilibrium actually mean for you?
If you're buying, you have more choice than you've had in years. But don't mistake balance for a sleepy market. The well-priced, well-marketed homes are still moving fast. Days on Market improved to 38, among the quickest pace since early May. Hesitate on the right home and someone else won't.
If you're selling, you're still capturing strong value. Homes sold at 96% of list price on average, and pricing held firm in the mid-$750Ks at $753,516. The market is rewarding sellers who price sharp and present well, not those waiting for momentum to do the work.

The takeaway is simple. Inventory still favours buyers, but new supply is slowing and sharp listings are selling in just over a month. This is a market rewarding strategy over momentum.
