Market update
There's a version of this week's update that sounds like bad news. Sales down 15%. Inventory climbing. Another buyer's market headline. If that's all you read, you'd think the market is in trouble. It isn't. So let me give you the real read.
First, the slowdown is a season, not a signal.
Every year around late June, the market takes a breath. Showings slow, decisions get pushed to after the long weekend, and 2026 is right on schedule. Sales eased to 168 for the week and new listings cooled to 559. Against historical late-June activity, that's still a healthy pace. A quieter week isn't a crack in the foundation. It's the calendar.
The real story is inventory, and it favours buyers.
Active listings pushed to 5,595, the highest in several weeks, and Months of Inventory climbed to 7.3. That puts Simcoe County back in buyer-favoured territory. More homes, more time, more leverage at the table. If you've felt boxed out the last few years, the math has shifted in your direction.
This isn't just local. WOWA's latest Ontario housing report, updated June 25, points to the same thing province-wide: elevated inventory and cautious buyers keeping prices soft but stable. The pattern in our backyard is the pattern across Ontario.
Here's the nuance most people miss.
A buyer's market does not mean sellers are losing. The List-to-Sale Ratio actually improved to 97% this week. Well-priced homes are still selling close to asking, and still selling in about 40 days. What changed is that momentum no longer does the heavy lifting. Pricing sharp, presenting better than the listing down the street, and marketing with intention is what wins now. The sellers who get that are still winning, and winning well.
