With 7.3 months of inventory on the market, buyers in Simcoe County have more choice than they've had in years. And yet 155 homes still sold this week, in about 40 days, at 96% of asking. Those homes didn't get lucky. They won the first impression before a single showing was booked.
The math every seller should know
155 sales against 5,473 active listings means buyers are comparing your home to dozens of alternatives. In a market like this, presentation isn't decoration. It's strategy. According to the Real Estate Staging Association, staged homes spend 73% less time on the market and sell for 5 to 25% more than un-staged ones.
Curb appeal is where that battle starts
Most buyers decide whether to book a showing from photos, and the exterior shot comes first. The good news: the highest-impact fixes are the cheapest ones.
- Wash the siding, windows, and walkway
- Repaint or restain the front door
- Trim edges and refresh mulch and planters
- Make house numbers clean and visible
- For waterfront homes, tidy the dock and shoreline. That's your second front door.
Global News put it well when they asked agents what actually sells a home in a tricky market. The answer came down to three Ps: price, promotion, and product. Homes set up for success get the showings. Homes that skip the prep sit.

What this means for you
Sellers: inventory finally dipped this week and new listings keep slowing, so competition is easing. Pair that with strong presentation and sharp pricing and you're in the group that sells.
Buyers: selection is still excellent, but the best-presented homes are moving. If one catches your eye, so has someone else's.
