Interest Rates Held, Inventory Is Up: Where Georgian Bay Stands

Georgian Bay Market Update by Jonathan Wallace, Simcoe County real estate

A quick read on the local market for the week of June 8 to 14:

  • 182 homes sold, holding steady
  • The average home sold for about $751,300, up from the week before
  • More homes are for sale right now than we have seen in years
  • ️ Homes are still selling in about 39 days
  • Sellers are landing close to 97 percent of asking

And the big one: on June 10, the Bank of Canada held its key interest rate at 2.25 percent for the fifth time in a row. For buyers, that means mortgage payments are not jumping this month and your budget stays predictable heading into summer.

Put it together and right now is a rare window. Plenty of choice, steady rates, and sellers still getting strong prices when a home is priced and presented well.

Thinking about a move in Georgian Bay this summer? Send me a message and we can talk through exactly what these numbers mean for your street, your timeline, and your specific home. If you have a home to sell, I can also put together a free, no-obligation valuation.
