Market update
There is a version of June's numbers that sounds grim. Average price down 3.9% from May and 7.9% from last year. Inventory up again. Another buyer's market headline. But that reading misses the most important line in the whole report: sales are up 4.4% year over year. Buyers did not leave this market. They got selective.
The Real Read
834 homes sold in June, nearly identical to May. That is not a frozen market. That is a market where buyers have 5,425 active listings to choose from and are rewarding the homes priced accurately from day one. The list-to-sale ratio held at 97.1%, and days on market actually improved to 37. Well positioned homes are selling, and they are selling close to asking.
The Supply Story
Active listings climbed 5.0%, pushing months of inventory to 6.5. That keeps the County in buyer's market territory. More choice, more leverage, more patience. Buyers are comparing five or six options before writing an offer, and they can afford to.
The Bigger Picture
This is not just a Simcoe story. BNN Bloomberg reported this week that GTA sales jumped 9.4% in June as buyers moved to take advantage of lower prices, even while many sellers held back. The same psychology is at work here: demand is real, but it is price-aware.
Local Bright Spots
Orillia sales jumped 36.2% from May. Wasaga Beach sales were up 84% year over year, pulling it into balanced territory. Even in a buyer's market, momentum builds where value is clearest.

What This Means For You
Buying: you have selection, leverage, and time. Use all three. Selling: the buyers are out there, but they are comparing. Price, condition, and presentation decide whether your home is the one they choose.
