Choosing an agent
Why verified reviews beat a yard sign
Choosing the wrong agent in Midland is a costly mistake: one that can stretch a sale, compress your final price, or leave you overpaying. Yet many buyers and sellers still choose based on a yard sign, a Facebook ad, or a loose referral from a neighbour who sold years ago. That is a major financial decision made on thin evidence.
RateMyAgent is one of the more practical vetting tools available, because its reviews are tied to real, closed transactions. The agent invites the client through the platform after a completed deal, the client confirms the review, and every review links to a specific property sale. Anonymous submissions and curated testimonials are filtered out at the source (see RateMyAgent's verification approach). One honest caveat: coverage for a market the size of Midland is still growing, so combine what you find there with Realtor.ca profiles, direct references, and a real conversation.
Read the profile, not just the stars
A 5.0 from two reviews tells a different story than a 4.9 from forty. Read volume, consistency and recency together. RateMyAgent also breaks ratings into categories like knowledge, professionalism, responsiveness and value of service, and those sub-scores tell you more than the headline number. An agent with a strong overall score but weak responsiveness is telling you how the transaction will feel.
Then read the actual reviews. "Great agent, highly recommend" carries almost no information. A review describing accurate pricing when comparables were thin, marketing that brought in out-of-area buyers, or a difficult negotiation handled well tells you something you can use. Watch for red flags too: reviews clustered in one short burst, oddly similar language across reviewers, or a strong start followed by a long silence.
What Jonathan Wallace's profile shows
As a working local example: Jonathan Wallace, Salesperson with Faris Team Real Estate, Brokerage, is the number one rated agent in Midland and Penetanguishene on RateMyAgent, with a 4.97 star average across verified client reviews, and was named Best Realtor in the 2025 Midland Readers' Choice Awards. The reviews are tied to closed transactions across the Georgian Bay communities he works: Midland, Penetanguishene, Tiny, Tay and Wasaga Beach. Read the profile directly rather than taking any summary's word for it, including this one. That is the whole point of verified reviews.
Questions that separate a record from a pitch
Once you have a shortlist of two or three strong profiles, test what the profiles say against what the agents actually know. Ask directly:
- How many transactions have you completed in Midland and the surrounding towns in the past 12 months?
- What does your listing process look like from the day I sign to the day we go live?
- Do you use professional photography, drone and video, and where can I see examples?
- How do you price a home when comparable sales are limited?
An agent who answers with data and local examples is demonstrating competence. An agent who answers with vague reassurances about their network is asking you to trust the relationship over the record. In cottage-country markets like Georgian Bay, where zoning, seasonal access and waterfront rules differ town by town, specialization matters more than it does in the city, and a generalist covering the area from a Barrie office is not the same as someone who works these streets weekly.
Use the platform as the tool it is
A five-star average means little without volume, recency and depth behind it. Weigh verified reviews heavily, cross-reference with Realtor.ca and references, and then have the conversation. If you are buying or selling anywhere on southern Georgian Bay, start with Jonathan Wallace's RateMyAgent reviews, then get in touch when you are ready for a real conversation.
